Big changes are coming to the Alpharetta area.

Construction has started for the Georgia 400 expansion, and a new retail and dining district in Downtown Alpharetta is set to begin construction in late May.

LATEST DEVELOPMENTS

Alpharetta District Places is set to start construction at the end of May on 34,000 square feet of retail and dining space along Roswell Street in Downtown Alpharetta. This is the first phase of what could become a larger mixed-use redevelopment of the gateway to downtown.

  • The project covers 2.4 acres along Roswell Street between Old Milton Parkway and Marietta Street, with plans designed to match the residential scale and architectural character of Downtown Alpharetta.

  • The developer is targeting move-ins by mid-2027, and is in active discussions with potential tenants, including boutiques, restaurants, and small businesses.

Takeaway: The framing from the developer, "growing the pie, not dividing it", is the right instinct for a downtown area that still has room to grow. The Phase 2 question (195 rental units vs. commercial-only) remains open, and the developer has pulled the rezoning request to keep options on the table. It is worth watching whether the residential piece comes back once Phase 1 opens and foot traffic proves the concept.

Construction has officially begun on the largest transportation infrastructure project in Georgia's history. The 16-mile express lane expansion of Georgia 400 started construction on April 22, with completion targeted for 2031.

  • The project adds toll and express lanes along a stretch from south of Spalding Drive and the North Springs MARTA station in Fulton County to just north of McFarland Parkway in Forsyth County, with 9 express-lane connections planned in total.

  • GDOT says most construction will happen overnight to limit rush-hour disruption, but drivers should expect lane closures, shifting traffic patterns, and work zones throughout the corridor for the next five years.

Takeaway: With the upcoming Alpharetta District Places project in downtown Alpharetta and a massive mixed-use development called The Gathering underway in Forsyth County, the corridor is only getting busier. The express lanes will help, but whether they'll be enough by 2031 is a different question.

  • Wilson Oswald cites the rooftop space at Liberty Hall as a near-perfect match for the brand, offering some of the best views in Downtown Alpharetta.

  • Oswald also expressed his gratitude to the Alpharetta community: “The response has been incredible. From the day we opened, the community welcomed us with open arms. One of my favorite things to see is how often guests bring out-of-towners here and say, ‘This is our spot; we had to show you.’ That kind of pride from our guests means everything to us.”
